Discounted Office Space For Startups
If you’re an entrepreneur in “bootstrapping mode” and in need of office space, there are a couple of great options in Nashville.
Nashville Business Incubation Center
Located at 315 10th Ave North, the NBIC has traditional office suites, in 500, 1000, and 2000 square foot sizes. The cost is only $7.00 per square foot (annually), but it does increase by $1.00 each year, with a maximum lease of 5 years. The center amenities include a conference room, training center, and other office amenities such as a kitchen, copy and fax machines, janitorial services, security, and other support services.
They also recently converted a few of their larger suites to “mini suites”, which come with a desk, chair, phone service, and internet. Prices for these range from $250 to $400 a month.
Entrepreneurs can apply here for a suite at the NBIC. Companies must complete a screening process to become eligible for space.
Currently, the NBIC has two spaces that are 1,000 sq. ft. each and two mini-suites available. Mini-suites are about the size of a small bedroom, and have free internet access.

XMi Captial
XMi, a qualifying finalist in the TNInvestco program, is in the process of dedicating an entire 10,000 square foot floor of their building at 1900 Church Street for entrepreneurs in need of office space. According to an article posted in VNC, XMi will soon take applications for “scholarship” leases for startups that need a place to incubate, at no cost, for periods ranging from 3 to 12 months.
